The promoter of record behind this project is Mythri Builders, a Bengaluru partnership firm at #2802, 1st Floor, Broadway Building, 27th Main Road, Sector 1, HSR Layout, Bengaluru 560102. Its Standard Terms of Reference application, SIA/KA/INFRA2/578619/2026, was granted on 27 May 2026 under File No. SEIAA 185 CON 2026. The filing describes a residential apartment and club house scheme of 993 homes in seven blocks over two basements, ground and 20 upper floors, on 11.03 acres — 4.4641 hectares on the application — at a declared project cost of ₹424.91 crore. The environmental clearance application, SIA/KA/INFRA2/584253/2026, was filed on 17 July 2026 and is under verification. Nothing beyond the Terms of Reference has been granted, and the project is not registered with the Karnataka Real Estate Regulatory Authority.

Mythri Sarjapur is the working title used on this site; Mythri Builders has not announced a marketing name for the development. The firm has not published this scheme on its own site, whose upcoming-projects page does not resolve, so what a buyer can check comes from the state registry, the filings and its live project pages.

This is a separate scheme from Mythri Sity, Mythri Street and Mythri Sikharam, the firm's three registered projects under way nearby, and from its completed Sapphire and Signature; it has its own survey numbers and no RERA registration. That matters: five of the firm's projects sit within about 1.2 km of this parcel, and a brand-plus-corridor search returns those, not this one.

Mythri Builders is a partnership firm, not a private limited company: every K-RERA record states "Type of Firm: Partnership Firm" and carries Registrar of Firms number SJN-F654-2019-20, and the signatory on the environmental filings signs as Managing Partner. The firm's website says "since 2019", which its 2019-20 Registrar of Firms series supports; its earliest project registration is dated 23 March 2021.

All seven registrations sit under the same firm at the same HSR Layout address; it does not file through project-specific companies, as Birla Evara nearby does under Vardhita Properties Private Limited rather than the Birla Estates name. Brand and promoter being one legal person makes the record easy to search, and it means a partnership firm, not a group company, stands behind a scheme of this size. Ask for the firm's constitution and current partners in writing.

Check the promoter name, not the brand word. Several unrelated promoters in the registry read alike. Only rows whose promoter is Mythri Builders, Registrar of Firms SJN-F654-2019-20 at the HSR Layout address, belong here — not Mythri Developers, Mythrielite Homes, Mythri Housing or Maithri Developers.

Leadership at Mythri Builders, as the firm publishes it

The firm's website names three managing partners: S. Anil Kumar Reddy, T. Kishore Babu and A. Kiran Kumar, crediting them respectively with over 20 years in Bangalore real estate, a software background with a decade in infrastructure, and over 20 years in management and construction. Those are the firm's own descriptions, repeated as claims.

One name is corroborated by the record instead: S. Anil Kumar Reddy signs this project's environmental filings, and the firm's earlier ones, as Managing Partner. Beyond the names and titles the firm publishes, this page carries nothing about individuals.

Every Varthur Hobli project on that list carries a Bangalore Development Authority plan sanction, from Signature in September 2022 to Street in September 2025. None of those registration numbers belongs to this project. If anyone shows you a certificate, read its survey numbers: "If anyone shows you a certificate, read its survey numbers: this parcel is Sy. Nos. 25/1, 25/4, 25/5, 26/1 to 26/5, 27/3 and 27/5 of Hadosiddapura with Sy. Nos. 28/5, 28/10, 28/12, 28/13 and 28/14 of Chikkanayakanahalli, and none of the promoter's seven registered records carries them." Sikharam sits on a different Hadosiddapura parcel; Mythri Sunshine at Rampura, listed as completed on the website, is on the registry as SVS Mythri Sunshine by SVS Constructions in 2017.

What the registry shows about scale and revisions

Four of the seven are ongoing: Sity 468 homes, Street 219, Sikharam 182, and Sankalp DKM 101 at Halehalli on the K R Puram side. That is 970 registered homes, 869 of them on this corridor within about a kilometre of each other. Its largest registered project is 468 homes, its tallest 18 floors over two basements, and none exceeds two towers.

Programmes move between the environmental filing and the registration. A filing is a scoping document, not a product. The 993 homes here are what the promoter has filed, and a registration, if it comes, is what would bind.

The firm's pages disagree with its own registrations. Its Sity page says 423 residences against 468 registered; its Sikharam page says 2.04 acres against the 0.8637 hectares on that project's environmental clearance. Read the certificate, not the brochure. Registered costs set its usual scale: ₹46.3 crore at Signature, ₹133.3 crore at Sikharam, ₹164.3 crore at Street; the ₹424.91 crore on this application exceeds them all.

How Mythri Sarjapur sits in the Mythri Builders portfolio

It is a scale-up rather than a departure, and the difference is worth stating.

Not a departure, because the ground is familiar: apartments, as all seven registrations are; Varthur Hobli, where five of the seven sit; the same BDA route to a plan sanction; and a parcel a short drive from Sity, Street and Sikharam.

A scale-up on every dimension that decides whether a project lands on time:

  • 993 homes against a registered pipeline of 970 — one scheme would slightly more than double everything it has registered and under way.
  • 993 against a previous largest of 468, more than twice its biggest registered project.
  • Seven blocks against a maximum of two towers, and 20 upper floors against a tallest registered 18.
  • 4.4641 hectares against the 2.0243 hectares on Sity's environmental clearance — dividing one by the other, about 2.2 times the land of its largest corridor project.

Density comes with it. 993 homes on 11.03 acres is about 90 homes per acre, from 993 divided by 11.03 — our arithmetic on the filed figures, and an estimate. That is dense, and worth raising on a site visit.

None of this is a verdict. A firm has to build its largest project at some point, and doing it on roads it knows, with three ongoing projects a kilometre away to inspect, is more legible than most. But ask how seven blocks will be resourced while four projects run.

Mythri Sarjapur and the firm's own published claims

The firm's website states that it has delivered "1000+ apartments across 10+ acres", that it has "5+ completed, 4 ongoing, 8+ upcoming projects", and that it employs "over 50 professionals". Those are its claims, repeated here as claims. The registry supports part of the shape, seven registrations since March 2021 and four ongoing, and corroborates neither the delivered-apartment total nor the headcount.

Two things the record supports. It has taken three environmental clearances to grant, for Sity, Sikharam and Street, before this project's Terms of Reference: a record of finishing filings, not only starting them. And it publishes a consistent mid-market specification on current projects — RCC frame, solid-block masonry, vitrified flooring, UPVC windows, engineered-wood doors, granite in common areas, one kilovolt-ampere of backup per flat — its standard elsewhere, not a specification for this project, which has none.

What differentiates Mythri Builders on this corridor

Concentration is the honest answer. Most firms this size spread across the city; this one has put almost its whole output into a small part of Varthur Hobli, off Sarjapur Road, and has now filed its largest scheme in the middle of it. Its finished and in-progress work can be visited in one afternoon, and Sapphire has an occupancy certificate on file, so handover and upkeep can be inspected rather than argued about. It publishes no price anywhere: every configuration on its own pages reads "Unlock Price".

The regulatory position at Mythri Sarjapur

A parse of the Karnataka RERA project registry on 7 September 2026 returned exactly seven rows for the promoter Mythri Builders, none for this parcel, and no pending application. The index does not publish survey numbers, so the accurate statement is that there is no registration under the promoter's name. Under Section 3 of the Real Estate (Regulation and Development) Act 2016, a project in a registrable class cannot lawfully be advertised, marketed, booked or sold before registration is granted. This microsite is an independent information and enquiry resource, not a booking channel.

A Standard Terms of Reference is not an environmental clearance. It is the scoping decision that sets what the impact assessment must study, granted here on 27 May 2026; the clearance application filed on 17 July 2026 remains under verification.

The site tests about 1.65 km outside the Greater Bengaluru Authority boundary, in the BDA's planning area under the local gram panchayat, Halanayakanahalli per census-derived listings. Expect a panchayat khata and panchayat property tax rather than a city-corporation A-khata, and confirm the classification on the specific survey numbers. Its registered corridor projects all take the BDA route, but nothing on this one has been through it.

What to verify about the developer before Mythri Sarjapur

  1. The registration. Ask for the K-RERA acknowledgement or certificate and check its survey numbers against Hadosiddapura 25 to 27 and Chikkanayakanahalli 28. A Sity, Street or Sikharam number is not this project.
  2. The co-promoters. The environmental form declares the land held under a mix of joint-development, power-of-attorney, exchange and sale instruments. That usually means landowner co-promoters at registration; ask who they will be.
  3. The counterparty. Get confirmation in writing that the agreement to sell will be signed by Mythri Builders itself.
  4. Which project is being sold to you. With five of the firm's schemes within about 1.2 km, ask for the survey numbers first.
  5. The water source. The firm's registered neighbours declare borewell, local-authority and BWSSB sources across four projects, and a BWSSB reservoir abuts this site without that being a commitment to supply it.
  6. The basis of any figure quoted. No price, unit size, launch date or completion date has been published for this project or filed with any registry. Anything you are shown is somebody's estimate.

The attribution sits inside the government record rather than in marketing: the application is signed by S. No, and the distinction matters more here than usual. The Karnataka RERA registry carries at least six unrelated promoters trading under a Mythri or Maithri name, among them Mythri Developers, Mythrielite Homes, Mythri Housing and Maithri Developers, none of which is this firm. The rows belonging to this promoter are the ones filed by Mythri Builders with Registrar of Firms number SJN-F654-2019-20 and the HSR Layout office. When you check anything on the portal, match the promoter name and that firm number rather than the project name, because the names collide and the promoter records do not.

What should I verify before I commit any money?

Seven things, in roughly this order. Check that a K-RERA registration exists at all, and read the registered details rather than a brochure. Check the current status of proposals SIA/KA/INFRA2/578619/2026 and SIA/KA/INFRA2/584253/2026 yourself on PARIVESH. Ask for the BDA plan sanction and test whether the unit count, block count, floors and land extent match what you were told. Have an advocate run title and encumbrance across all fifteen survey numbers and establish which are held under a joint-development agreement, because those landowners become co-promoters at registration. Confirm the khata classification with the gram panchayat, confirm that the entity on every document is the partnership firm Mythri Builders and not another Mythri promoter, and ask in writing what the water source for this parcel is to be.
