The registration position at Mythri Sarjapur

Section 3 of the Real Estate (Regulation and Development) Act 2016 bars a project in a registrable class from being advertised, marketed, booked or sold before registration. Nothing here is an offer to sell or an invitation to book: we take no payments, hold no inventory, run no priority list, and cannot reserve a unit. We publish no launch offer or discount either, because the developer has published none carrying an amount, a term or an expiry. If a pre-launch rate is quoted for this parcel, weigh it against the missing registration number.

It is a separate scheme from Mythri Sity, Mythri Street and Mythri Sikharam, the firm's three registered projects within about a kilometre, and from its completed Sapphire and Signature: different survey numbers, off Sarjapur Road, no registration.

What a Mythri Sarjapur enquiry can and cannot do

It cannot produce a price, a carpet area or a possession quarter, because nobody entitled to publish one has. The configuration bands in circulation call themselves tentative and the amenity list beside them is pre-launch material, so we attribute both.

Can I book a flat at Mythri Sarjapur before it is registered?

Not lawfully. Under Section 3 of the Real Estate (Regulation and Development) Act 2016, a project in a registrable class cannot be advertised, marketed, booked or sold before registration is granted. Registration is also what creates the protections buyers rely on: the escrowed project account, the disclosed building plan, the promoter's declared completion date, the standard-form agreement. Money paid before registration, whatever it is called, sits outside all of that. This site exists so that you can read the filed record; it is not a booking channel and nothing here is an invitation to buy.

Is Mythri Sarjapur RERA registered, and what is its RERA number?

It is not registered and it has no RERA number. We parsed the Karnataka RERA project registry, 9,924 rows read on 7 September 2026, and found exactly seven rows for promoter Mythri Builders, none for these survey numbers, and no acknowledged application pending. You will find no registration number for this project anywhere on this microsite. Because the index does not expose survey numbers we put it precisely: there is no registration under the promoter's name. If material you are shown carries a RERA number for Sy. Nos. 25 to 27 Hadosiddapura, check it on the K-RERA portal and see which project it belongs to, because the numbers circulating on these roads belong to Sity, Street and Sikharam.

What should I verify before I commit any money?

Seven things, in roughly this order. Check that a K-RERA registration exists at all, and read the registered details rather than a brochure. Check the current status of proposals SIA/KA/INFRA2/578619/2026 and SIA/KA/INFRA2/584253/2026 yourself on PARIVESH. Ask for the BDA plan sanction and test whether the unit count, block count, floors and land extent match what you were told. Have an advocate run title and encumbrance across all fifteen survey numbers and establish which are held under a joint-development agreement, because those landowners become co-promoters at registration. Confirm the khata classification with the gram panchayat, confirm that the entity on every document is the partnership firm Mythri Builders and not another Mythri promoter, and ask in writing what the water source for this parcel is to be.

What happens next, and why can this page not tell me more?

Three gates stand between the present position and a project that can lawfully be sold: the environmental clearance decision on the application filed in July 2026, a building plan sanction from the Bangalore Development Authority, and registration with K-RERA. We publish no timetable for any of them, because none has been announced and approval timelines in Karnataka are not predictable enough for an honest estimate. Two events would change this page materially, a clearance confirming the 993-home, seven-block, twenty-floor programme as filed, and a registration supplying a real unit mix, carpet areas, a declared completion date and lawful marketing status. Until then the land extent, unit count, block count, floor count, project cost and promoter are on a government file and we report them plainly, while the name, the price, the unit sizes, the amenities and the possession date are not on any document we can verify. An admitted gap is the accurate answer, and this page will say more when the record does.

Are there launch offers or introductory prices at Mythri Sarjapur?

None that we will publish. The intake material lists categories of promotion, from introductory pricing and limited-period launch benefits to waivers on selected charges and flexible payment plans, without a single amount, term, condition or expiry attached to any of them. On an unregistered project that is an inducement rather than information, so we carry none of it. Treat the developer-affiliated landing pages built for the firm's other projects with the same care: one of them, for the registered Sikharam, advertises a headline of ₹1.2 crore while its own table shows ₹1.79 crore all-inclusive for the same 1,203 to 1,220 sq ft home. Aggregator asking rates of roughly ₹8,900 to ₹10,000 per sq ft for this firm's registered projects are portal estimates, not the developer's numbers, and none of them applies to this land.

When is the launch, and when is possession at Mythri Sarjapur?

No date can honestly be given. The developer has announced no launch, no construction start and no possession date, and the project has not passed the two gates, an environmental clearance and a K-RERA registration, that would have to precede any of them. Launch and completion quarters do appear in circulating intake material; they are template defaults, labelled tentative in the workbook itself, and we do not reproduce them. A possession date becomes meaningful only when a promoter declares it in a K-RERA registration, because that is the point at which it becomes enforceable.
